Electrical Surveyor
Building Services Engineer to undertake the preparation and management of Contracts and Works orders for building maintenance with particular emphasis on mechanical and electrical services. This will include the preparation of designs, specifications, estimates, reports and inspection of works ensuring that legal, corporate and our clients policies and priorities are adhered to.
Day to Day duties
To be responsible for planning and co-ordinating planned maintenance and new installations involving mechanical and electrical works to the associations properties and facilities, ensuring value for money and suitability for service needs currently and in the future.
· To ensure that the In-House Team and external contractors and partners deliver excellent property maintenance services on capital, planned and cyclical works.
· To supervise mechanical, electrical and other major works, in liaison with external advisors and operational colleagues, to ensure work is completed on time and on budget and to the required quality.
· To undertake general contract administration duties, including the issuing of appropriate instructions, valuations, payment certificates and final accounts.
· To receive, record and monitor completed work certificates checking for accuracy and conformity with current regulations.
· To carry out pre / post and in-progress inspections for / of works.
· To ensure effective consultation with residents and other stakeholders regarding existing and future service delivery.
· To monitor and ensure progress on all contracts and schemes and take corrective action to deal with problems as they arise.
· To provide progress reports on all contracts/schemes to the Head of Property Services and to have an analytical approach to problem solving.
· To ensure that a multi-disciplinary approach is achieved in the planning and programming of day to day activities/projects.
· To be responsible for the professional guidance on all matters relating to IEE wiring regulations, ACOP'S, BSI standards, and ensure all work is carried out in accordance with health and safety legislation.
· To keep abreast of best practice and legislation and to enable innovation to improve services to customers.
· To work together with other team members to ensure that an efficient and effective service is provided to customers.
· To implement effective procurement practices in line with the association's policies, legal requirements and current best practice.
· To promote positively the association's Health and Safety and Equality & Diversity Policies and ensure theses are implemented.
The above does not constitute an exhaustive list of duties. The post holder may be required to perform any reasonable tasks commensurate with the level of responsibility at the request of the Head of Property Services.
Experience:
· 5 years Electrical project management experience, ideally with decent homes experience
· Previous experience fulfilling the Qualifying Supervisor role for NICEIC compliance
· Knowledge of and experience of practical implementation of current legislation in relation to Health & Safety, particularly with regard to CDM regulations
- Excellent working knowledge of resident involvement, customer care, and value for money
- General Building Surveying experience would be desirable.
- Able to demonstrate initiative and entrepreneurial skills to plan and resolve problems/issues in order to ensure that targets are achieved.
- Experience of effectively carrying out research, consultation, planning and implementation of a range of projects/schemes. · Experience of achieving set performance targets and of providing a customer focused service delivery
